Real Estate: Boom in the Medchal-Toopran Corridor

Chief Minister Revanth Reddy's vision is now evident in the development of North Hyderabad, which had lagged behind for decades. 

While West Hyderabad saw rapid growth from Madhapur to the Financial District over the years, North Hyderabad, despite its proximity to the city, did not experience similar progress. Development stagnated around the Kompally region and did not progress in a significant way.

During KCR's term, the Kandlakoya IT Park was inaugurated, and now plans are being expanded to further develop the region. This includes the construction of double-decker flyovers, the likes of which have not been seen anywhere else in the city, as well as the development of the widest roads. 

A new city competing with Financial District and Gachibowli is also being planned between the ORR (Outer Ring Road) and RRR (Regional Ring Road) towards North Hyderabad. With these initiatives, realtors predict that land prices between Medchal and Toopran will skyrocket unimaginably.

However, some realtors are issuing warnings: "This is the time when encroachments by land grabbers can occur, potentially creating legal issues and forcing settlements. Middle-class people who have purchased plots in and around Medchal, Kallakal, Koocharam, and Toopran need to be extra vigilant."

Another realtor commented, "Back in 1999 and the early 2000s, middle-class plots in Gachibowli and the Financial District were taken over and settled at 1/10th of their market value. A similar threat may loom now for middle-class ventures in North Hyderabad. It's advisable for landowners to build houses on their vacant lands, install an electricity meter, or at least pay LRS (Layout Regularization Scheme) and keep their land protected with security guards."

When asked about current land values in the Medchal-Toopran region and how much they might rise, a realtor explained that land prices currently range from Rs 15,000 to Rs 30,000 per square yard, depending on how well the property is secured. However, with this boom, prices could triple within a year.

"The NRIs who purchased land in various ventures in this region should ensure their properties are protected, as they are at higher risk of encroachment," another realtor advised.

"Everything is more streamlined now compared to earlier times, and encroachments that create legal trouble are less common. But nothing is impossible. If the system aligns with encroachers, no one can help. As realtors, we suggest not leaving land vacant when values are rapidly rising in the area," said another realtor.

Amidst tensions over HYDRA, this news brings a sense of optimism for residents of North Hyderabad. However, HYDRA may still be involved in determining whether these lands fall under government land or FTL (Full Tank Level) areas. We will have to wait and see how the growth of North Hyderabad unfolds.

This northern focus of the government is expected to bring a boom for the lands in Dindigal, Medchal, Shamirpet, Gajwel, Toopran, Chegunta, Manoharabad, Ramayanpet, Kamareddy, and Medak.
