
McDonald's Capability Center India Private Limited has leased 1.56 lakh square feet of office space in Hyderabad for a five-year term, according to documents accessed by data analytics firm Propstack.
The new office space has been leased from Prahitha Constructions at a monthly rent of ₹1.43 crore.
The rental agreement, which begins on February 1, 2025, is set at a rate of ₹92 per square foot, with an upfront security deposit of ₹8.6 crore.
As per the contract, there will be a 15 percent rental escalation effective February 2028, in line with standard commercial leasing practices.
This expansion marks a significant move for McDonald’s in India, highlighting Hyderabad’s growing appeal as a corporate hub.
The establishment of a capability center further strengthens the city's reputation as a preferred destination for global companies seeking to expand operations and tap into a skilled talent pool.
