The decision of Jana Sena Party president and Andhra Pradesh deputy chief minister Pawan Kalyan to buy land and construct his own house in his assembly constituency, Pithapuram, has generated significant excitement among the party leaders in the area.
The power star purchased two plots of land measuring 1.44 acres and 2.08 acres in the Bhogapuram and Illindrada revenue areas of Pithapuram mandal. On Wednesday, the registration of these lands was completed in his name.
At a public meeting, Pawan Kalyan declared that he would build a camp office on two acres of this 3.52-acre land and a house on the remaining area. He announced that henceforth, he would be a resident of Pithapuram.
This announcement has led to a surge of enthusiasm among the party leaders and the general public.
Within hours, some Jana Sena Party leaders announced that they would buy 16 acres of land surrounding Pawan Kalyan’s residence.
Realizing that this entire stretch in Pithapuram is going to be buzzing with activity in the coming years, enthusiastic realtors from different parts of the East and West Godavari districts have started flocking to the town and making inquiries about the availability of land.
Before Pawan Kalyan made the announcement about his decision to buy land in Pithapuram and settle there, the land value in the area was around Rs 20-25 lakh per acre.
In the last two days, the value has increased threefold, with the current rate being quoted at Rs 75 lakh to Rs 1 crore per acre.
“If it is on the roadside, the land value has shot up to Rs 3 crore per acre. Yet, wealthy individuals are interested in buying large extents of land to construct farmhouses and develop real estate ventures.
Until now, Pithapuram was known for its culture and royal background, besides some tourist spots. Now, it is expected to witness massive development in the coming days if Pawan Kalyan truly settles there as a resident. The upland areas, where cultivation is difficult, could see heavy demand in the near future,” sources said.
