Real Estate: High-Profile Projects Under Serious Risk

Recent reports from the Deputy Chief Minister's office regarding lake encroachments have placed several high-profile real estate projects under scrutiny.

The latest findings from Deputy Chief Minister Mallu Bhatti Vikramarka and the Telangana Government’s Regulatory Authority for Approval of Constructions (TGRAC) reveal that numerous residential and commercial developments are allegedly at risk of being classified under the Full-Time Limit (FTL) category.

Residential projects identified include:

- Candeur Skyline, Financial District - almost the entire project
- Vertex Viraat, Miyapur - majority portion
- Sumadhura Palais Royale, Puppalaguda - majority
- Cybercity Oriana - one tower
- Pooja Magic Breeze, Neknampur - entire project
- SMR Vinay Boulder Woods, Bandlaguda Jagir - one big tower
- Vajram Ixora, Gopanpally - entire project
- Honer Signatis - partial project

Commercial developments under scrutiny include:

- Phoenix 285, Puppalaguda - majority
- Phoenix 25/Triton - entire building
- Vaishnavi Cymbol - entire building

While the Deputy CM has yet to confirm the government's next steps regarding these projects, concerns persist over their future. 

All the realtors and buyers are expecting that the government honors existing RERA and HMDA permissions and prioritizes preventing further encroachments rather than complicating matters for ongoing projects. 

But the situation looks serious, and an insider opines that there won't be any partiality between the high-profile buildings and the small sheds or huts.
